If the seller is in a chain, the sale could be delayed. A chain-free sale is usually faster and less risky.
4. What is included in the sale?
Are light fittings, curtain rails or garden sheds included? This is always useful to know.
5. What are the average utility and council tax costs?
Understanding the ongoing costs of living in the property will help you budget more accurately. This is especially important in older homes, which may be less energy efficient.
6. How old is the roof, boiler, windows and electric?
These are some of the most expensive parts of a property to repair or replace. Knowing their condition can help you plan for future expenses – or negotiate on price.

Does the property come with a driveway, garage, or allocated parking space? If it’s on-street, is a permit required? Always confirm, especially in busy areas.
10. What’s the reason for the sale?
Understanding why the seller is moving can give you insight into how motivated they are, and whether there are any red flags. Are they relocating for work, downsizing, or moving due to local issues like noise or development plans?
